GAS COMPRESSOR STATION

Hey got a question for ya'll....

A buddy of mine near here was approached by an oil company and they want to put in a Natural Gas Compressor Pump Station on his ranch. I guess the nearest one is at Sealy or someplace over by Houston. Anyway, wondering if anyone on here has information that would be helpfull to him in talking to this oil company....like questions to ask...what kind of deal to work out ect...

He is interested in working with them but wants to get the best deal he can without being screwed by the oil company. They approached him wanting to buy the land which would be about 5 acres to put the thing on and he told them definantly not going to sell them 5 acres in the middle of his section, but will do a lease of some sort. They want his property for it because he is near a highway and has electricity in the area.

Please if anyone can help or throw in their two cents it would be appreciated. Just like what to ask for as far as lease deal...money wise..etc...

A fella by here did something years ago with the Kan-Neb pipeline, I don't remember what, but one thing he did get was free natural gas for 50 years, and that meant at his house, shop, and irrigation wells..........if your friend and this company would be sharing a driveway or something like that, he better make sure he gets an easement to be on "their property"........

I don't know what that sort of thing is worth down there, but it's a good idea to get them to agree an acceptable noise level and then make sure it is muffled properly. That's the last thing you want to hear bangin' away at 3 AM. Another issue is smell, but they can look after that too if pushed.
I saw some cool pictures awhile ago of a site done in a ranch / farm style. The tanks were painted to look like silos, and the buildings were built with hip roofs and painted red with white trim in good barn fashion. The whole deal actually looked pretty slick.

Silver you stole my thunder. Make them look like something you would like to see. The sound travels farther on the cooler fan side, don't point that toward your yard or your neighbors yard or favorite fishing hole. If they have to bring power in get them to put it underground. Make sure the lease is for one facility only because they often like to show up with another because they can. I don't know what your laws are like down there but make sure you have covered your environmental rear end. Consult a land agent if you can. They can help with both the environment and the money.
