We might be surprised how much that happens. Usually, a policeman won't get involved on the scene and tell you it's a Civil matter to be solved by the Civil Court, which may take up to a year or more.

Then the Sheriff will need a court order to remove them from the house.

Can't charge them back rent either because there was no lease......... :lol:

that is why I no longer have any rental properties... it only takes one bad tenant to crew you-over..

I have an acquaintance who had a tenant move in and not pay any rent beyond the deposit and first/last...

it took him six months to get her evicted.. but when they went to evict...
she claimed they were evicting someone else... showed ID saying she wasn't that person....

even though the person had committed identity fraud on the lease ect... he STILL had to go through the entire process again...

took about a year.. and the place was trashed... he had to put huge deposits down to get the utilities switched over to his name again...

did he learn.. nope,.. idiot has it up for rent again....
