Historic Ranches Near Prescott, AZ Sold

Hi folks! Thought you might like to see this AP release in case you haven't seen it yet.

"PRESCOTT - A holding company led by a Scottsdale real estate investment company has purchased two historic ranches northeast of Prescott.

At 16,390 acres, Granite Dells Ranch Holding LLC's purchase is composed of 25.6 square miles, nearly two-thirds the size of Prescott's current land mass.

'We are at the beginning of a very long process for careful master planning and development,' David Cavan said in a news release. Cavan is founder of Cavan Real Estate Investments, which leads the holding company.

The two ranches, Granite Dells and Point of Rocks, have been the topic of heated community debate for years, as Prescott, Prescott Valley and Chino Valley have all eyed the area for possible development.

The bulk of the acreage lies in unincorporated Yavapai County, except for about 5,200 acres that was annexed by Chino Valley.

Speaking on behalf of the ranches' previous owners, Nicola Johnston said, 'While it is with some emotion that we sell the ranches after all of these years, the members of our family corporations agree that it is time to pass on the reins of stewardship.' "

--- with some emotion? I believe there was probably a lot of emotion when the got down to the selling price with all the competition for the land.

More productive ranch land bites the dust to development. Where are the cattle going to be raised that will be needed to feed our ever-expanding population? Developers in Arizona have the upper hand right now. It seems we are constantly reading about more land being developed in an area with little or no water. I fail to see where this is going to lead to "stewardship."

By the way, land going to developers contributes to concentration. Econ 101 says, "It is the concentration game." Should laws be passed Econ to stop the sale of ranch land? PS - I still haven't received your PM.

Nope.

I have yet to live in an area that anyone would be interested in "developing". (Or at least, not since graduating college)
In fact, everywhere I've lived tends to be going the other direction, how to stop the out-flow of people...

Land is always being sold to developers---and investors. This is why low ag prices are so problematic. Some of the people who are currently on the land can not make enough money to keep it or for their kids to want to keep it based on the low ag. income. It will be another big concentration of wealth into those hands of people with outside of Ag. income.

It is another reason the concentration of wealth is so concerning.
