Ole and Lena

Government surveyors came to Ole's farm in the fall and asked if they could do some surveying. Ole agreed and Lena even served them a nice meal at noon time.

After their surveying was completed, they came back to Ole and said, "you were so kind to us, we wanted to give you this bad news in person instead of by letter."

Ole replied, "What's the bad news ?

The surveyors stated, "Well, after surveying, we discovered your farm is not in Minnesota , but is actually in North Dakota !"

Ole said "That's the best news I've had in a long time. I was just telling Lena this morning, I don't think I can take another winter in Minnesota ."

Well I 've been wondering if we were surveyed wrong too-- because while the rest of the state has been getting warm weather- we're getting the Saskabush/NoDak freezing cold.....

Another dreary day hazy day...Almost got stuck this morning because everything looks the same and I turned before the actual turnoff.....

If Saskatchewan didn't have protectionist laws not allowing US citizens to buy/own property in Canada- I probably would have had some land within Saskabush..... :wink:

Lenard Smith from Redstone Montana is our neighbor up by Big Beaver. Cooks from Redstone also own land up here. Finks from Raymond owned land on the other side of us and others from Outlook owned land near Weyburn. :?

When did they get it? You know as well as I do bercause we've went over this before- in order for me to buy land in Saskatchewan I have to have a Canadian resident partner who owns 51% interest- or move there....It was set up to keep land cheaper by not allowing foreign investors from buying it...

Even the attorney that was working with the Canadian attorneys- had to take on a Canadian partner (with 51% ownership) when he and his partners bought a chunk of land with a fishing lodge in northern SK....

Pure Protectionism at its upmost :wink:

A friend's father tried to buy some lake-front property up there. He was denied because he was a US citizen.

from my understanding you can buy property if you will reside there 183 days of the year.

Which is stupid if you already own a house just across the line to the south on adjoining land...

If you were a US citizen and owned land prior to the law going into effect in 1974 (as those mentioned by Big Muddy)- you could keep it-- but I don't even think they can sell or transfer it to who they want to unless they are Canadian...

One of the biggest socialist farm subsidies in Canada that keeps land prices cheap....

Buying Property in Canada
The bottom line is that buying real estate in Canada is very easy.

From a residency point of view, if you plan to stay in Canada for 6 months or less each year, the government considers you a non-resident, which means that you can still open a bank account and buy property, etc. If you plan to live in Canada for more than 6 months per year, you must apply for immigrant status.

It is important to note, however, that while the majority of Provinces (British Columbia, Ontario, Quebec, Nova Scotia, Newfoundland, New Brunswick) have no restrictions on foreign ownership of real estate in Canada, some do limit the amount of property/land that a non-resident can purchase. On Prince Edward Island, non-resident buyers must apply to the Island Regulatory and Appeals Commission for land over 5 acres in size, or land with a shore frontage greater than 165 feet. In Manitoba, non-residents are prevented from owning farmland unless they actually plan to move there within 2 years. Non-residents may not own land over 10 acres in size in Saskatchewan, whilst in Alberta they may only own up to 2 plots of land not exceeding 20 acres in total.
