Ranch for Sale

Heres an article that was in todays Billings Gazette about a Billings Ranch that is for sale-- if someone has an extra $15-$20 million laying around....
Being that close to Billings it will probably end up being bought by a out of stater land speculator that can air commute back and forth- and eventually subdivide part of it.....

ouch!!! how right you are, OT...gonna end up in the hands of some wealthy outta-stater with NO intentions of keeping it a working ranch!! Sad....verrrrrry sad!! :cry: :cry: :cry: :cry: Something we are seeing way to often, however!!

How many pairs would a ranch that size in that area run? Amazing how much pressure is on the values of western range land right now... Just makes no sense to me.


edit: Just saw in the article where it says they run 500 pairs... Yikes... at 1000 an acre of 16k acres that is awful expensive....... In comparision I ofound an illinois ranch for sale last year at 3000 acres, running 800 cows and 300 odd horses that was 6 million... And it was all one solid chunk...

Yup that would figure out to $32,000 per animal unit- so it won't be a working rancher buy it if they get around $1000 per acre....

There was just a place up here sell for what figures out to be more than $7000 an AU-- and I about fainted on that one--but it was a group of lawyers that have been buying land for speculation and hunting.......

We have been looking out west for about a year now... Had an offer on this place that we thought was ridiculous... Found a place in Oregon that was for sale... HUGE... I didn't go and look at but my FIL did... I think it ran 1500-2000 pairs.. Each time he tells the story it gets funnier and funnier and the capacity goes down... Next year it will be a million acre ranch that can run 20 cows... Whatever it was it was more than 10 grand an animal...

I hate the thought of paying for scenery... I think I might be better off buying more crop ground and turing it into pasture...
