I don't mean to be a doubting Thomas, but have you looked at this place?
I mean walked on it with your own two feet? If not, have you ever even been to John Day Oregon? It's very, very steep and rocky country.
$80,000 in this day and age isn't much money. And land is no bargain these
days. I'm afraid you may have missed something in the price or the acres, or something. This just doesn't ring true to me. I hope for your sake it is true.
Are the 200 acres fenced? Is there a well for drinking water, stock water, etc? How long will you be paying for this place? Is the owner carrying the note?
If the grazing rights are like they are here, Forest Service, you have to run your own cattle.
If it's BLM you would be able to sub lease it to your friend. So the
term 'grazing rights' can mean a lot of things.
Where did you find this place? You didn't tell us the cost, but if it seems like it's too good a deal, it probably is....
With only 200 acres, that would be more of a hobby farm...you'd need another source of income to live on.
I'd say we need to know a LOT more before we could answer your question.
