we had the ranch listed a few years ago looking at another place with less winter. This last couple of years we are not listed but were getting offers at 1/3 of the listing price. Well since tuesday they come up over half.

Just tell them the price has increased tenfold due to scenic value and you only accept cash.

What area of WY are you in, I assume NW and where are you looking? Just curious you don't have to answer if you don't want to. Less winter means less moisture too, right?

Star Valley , Western Wyoming , the Cariboiu Highlands to the west side of the valley in Idaho and thje Salt River and Wyoming range on the east side of the valley. Was looking at a north of Lusk a few years ago before it got listed and sold.
