Has anyone sold recreational rights to their ranch.

I was wondering if any of you have sold your lifestyle to investors? If so how did you go about marketing your opportunity or how did you meet the investor/investors. Did you guarantee them so much return on their investment or just sell the rights? It looks to me like it would be a good way to get a start. You run a ranch and present the opportunity for someone to vacation and enjoy the lifestyle.
 
Some guys in this area sell the right to hunt but around here you have to be pretty careful about that. I would like to be able to sell guided hunts but that's illegal where we're at. If a person could sell 2 or 3 $5,000 elk hunts and a couple of $3000 deer hunts it would definitely change a guys bottom line.
 
When my Dad was alive he traded a guy fence posts for goose hunting rights. This past season, I let a guy go hunting and he drilled post holes. I am thinking I am gonna put it up for bid this year. I know the value of hunting rights, is sky high. How I am gonna put out to bid, I am not sure yet. If anyone has any ideas let me know...
 
Whatever someone's heart desires. I am not as excited about selling hunting rights as I like to hunt myself and so does my family.. I would rather sell the lifestyle. Someone could come out and stay for a week and do what ever they want within reason of ranch operation. If they want to go fence so be it, they could help move cattle, go fishing or just hang out. Mainly a place to go to relax at anytime you would like. I think a person could charge by the day or allow someone to buy shares that will give them the right to the recreational use of the ranch (similar to a time share, the more you invest the more time you get.)
 
Utah has a CWMU program that allocates a set number of tags to a landowner. In return, they must allow a percentage of public hunters access. Some trophy elk Conservation Wildlife Management Unit tags sell for $15000 to $20000 each. :shock: Really adds to the bottom line. :wink: The dude ranch route would need a person with a lot more patience and understanding than I currently possess! :D
 
I'm in Iowa.I sell permits good April through March on 1700 acres 600 acresin row crop.600 in pasture the rest in trees and C.R.P.I get 300dollars per year for their family to use to hunt fish on 4 ,3acre ponds or whatever .We change the locks each April and if you don"t renew you can't get in . They all carry special cards for that year and they hunt down anybody that is parked on the outside It polices itself .We buy a liabilty policy from outdoor ins costs around 500 per year and we sell 30-40 per year

What I did here was obtain a list of licensed outfitters in the state, and contacted each of them. Interested parties were then encouraged to interview, and submit a bid. The highest offer didn't necessarily win, but rather the company we thought we'd get along best with. They've leased it 4 years now, and it has been an enjoyable experience. Definitely have a signed contract, with a set term :wink: :D .
 
Silver . I heard of an outfit along the Alaska hwy that had bison . if you wanted permission to hunt you had to buy a buffalo for 2000 dollars. heck of a way to get permission .

I think that was probably Greg Rhyason, just over the hill from me a few miles. That was when bison were worthless, so it worked out good for him I guess. He has some prime real-estate for hunting.

The local tribes are doing that on the Reservation- charging so much to go shoot a buffalo... And the outfitters can buy- and then resell a certain number of the alloted kill permits- so they can advertise and book guided buffalo hunts...Which are no different than driving out in the back pasture and shooting your herdbull :roll:
Last one I heard the outfitter claimed he got $3500 for- altho he's so full of bull, I have to look when he claims the sun rises in the east :wink: ....

Lots of the deeded land around here- especially the river bottom land is being leased out to outfitters giving that outfitter the right to be the only one in there hunting.....All you have to do is watch the Outdoor channel about any night- and see a Milk River whitetail hunt- and you're probably not far from my backdoor in one of the hunts sold by outfitters on leased land...

Ya, I thinks it's quite an operation. Rumor has it it's for sale for the right price, but it's probably just a rumor.
Have you been over here before?
 
Silver. youst to tour around that country a bit . my father in law had cancer and wanted caribou weed for a concoction to self medicate.the only place to find it was on top of pink mountain. did a little hunting in the past with the inlaws . would have bought a place but it seemed like a tuff place to buy into ither big or small tough to find anything in between.
 
Flyin'S, You better talk to your brother-in-law about how he feels about having someone come live the lifestyle with him! It sounded like he was about done for by the time they left last Sunday.
