Information on land leases

Is it common for the lessor to ask for the full year in advance? I am also curious about grazing leases. What is the going rate for cow/calf in your areas? Thanks a bunch!
 
Depending on the lease I always pay a minimum of 6 months in advance but usually I pay the whole yr in advance. We usually lease everything by the acre but now you should be able to lease a place by the head by the month like $10 a pair a month or $10 for a dry cow and $12 pair a month depending on the people. The by the month thing is good when you have dry times and need to sell but kinda hard to keep up with if your running them yr round and they are kinda hard to find. hope this helps. Oh and BE SURE!!!!!!!! YOU GET EVERYTHING IN WRITING AND NOTORIZED!!!
 
Up here by the acre leases are almost always paid in full before the first hoof hits the groung. A lot of per head per month leases you pay 1 month in advance.
Rates here are 25 per pair per month with them taking care of things. 10 per acre and you take care of things.

YUP we pay ours 1 yr in advance, due Jan.1.

Be sure to have all the details on who takes care of what and who pays for what in an agreement. This agreement should be notarized with both parties signing it. If you end up in court, the agreement would stand. If you don't notarize the agreement won't stand up because it's "my word against his word". Also, if the lessee or lessor decides to defect, proof has to be presented if the agreement was notarized.

Hope this helps.....however, I don't know how things are done in Canada. :(

Actually, the agreement can stand up in court even without notarization. All the notarization is for is to verify that the person signing the document is in fact the person signing the document.

If you sign it and the other person signs it, and it's got all the other essential terms you have to have in it to make it a binding agreement, it doesn't necessarily need to be notarized.

My only suggestion is this: If it's not notarized, have a neutral party present to "witness" the signing by the other party. If you have any suspicion that the other person would deny that it's their signature on the document, have it notarized and/or witnessed by someone not a party to the contract.

But then again, you're in Canada and I don't know Canada law. Hope this was helpful.
 
Average rate for our county is $40.00 for cow-calf for the grazing season.
Some pay half in the spring and half in the fall. Most pay in the fall. I pay in the fall before I move them back home for winter.
