ILH, here's an idea for you to perhaps consider.
As I understand the issue here, your "friendy neighbor" has 40A well inside of your deeded acres and he wants to sell it to you for a song. If he wants access to it you may have to grant him/her an easement or right-of-way. He/she will then have to bear the cost to construct a correctly built roadway to his/her land and hold you harmless for any damages that he/she causes to your adjacent land.
What about the idea of you trading some of your land (maybe 10A or 15A) along a road (and as far away from you as possible ...) that will give him/her easy access and he/she deeding the 40A over to you. He/she will avoid roadway costs and liabilities to you and will get some land along a road. And, you will get the center of your property finally tied together at the cost of only a few acres along a roadway.
