Very nice spot HayMaker, you have 2 nice spots I gather lol. Is it easy to hang your hat that way??....But, I think I still like the Wimberly/San Marcos area...even New Braunsfel too but, when we were there in Feb for a wedding it isnt like it use to be, it has become so touristy. The old German restraunts we use to eat at are all gone :( . Copper, I have been all over and always find Texas as my home. I think you will like it. Good luck in finding "THE SPOT".

Copper1272,the property is located about 40? miles from New Braunfels,if your realestate broker can not find what you are looking for,try the one I use,I have had good luck with him,as they sell ranch property all over TX................good luck

Easty,thank you for the compliment,yes its a pretty lil place,yes I have a couple places to hang my hat lol,and no I dont like wimberly,san marcos or New Braunfels all three are full of tourists...................good luck

Yep you are right about tourists...San Marcos is a college town, but love the atmosphere of the outside area around it. Wimberly, welll have several friends out there that have ranches..sort of like where you are now its just peaceful and the river is nice. And my son was the student Mgr for Freeman Ranch while he was in College...But, gosh when I hit New Braunsfel..I was lost this last time. I had not been told so much of it was torn down and changed, it was a shock. I just wanted to go to a little German spot we use to visit when we were there, it was GONE. That water park has taken over there. Use to go to Blue Bonnet Motors and buy our vehicles...guess it had been like 8 yrs since I had actually been in New Braunsfel.

Is it true that the Californians are starting to converge on the Hill country? Thats what we have been hearing down here. If so are they starting to change everything up your way?

No offense to any one from the Northeast, but the Northeasterners sure changed everything around here.

Yes californians have been coming to the TX Hill country a pretty good while now,I find them like most,some good ,some differnt,I believe they are one of the major reasons for high land prices around here,they sell that california land by the foot,then relocate to TX with alot of money to spend on land,acre of land around here sells for about 8k and is worth about 8 hundred............good luck

When my sister sold her house in Chicago and moved to Texas with plans to retire down there, she made enough off the sale to buy a huge house and 60-70 acres in your Hill country...I did some figuring and told her she could have bought a house with a couple sections of land up here for what she spent-- but she said she was tired of putting up with Montana and Chicago winters....
 
I dont know which is worse Montana winters or Texas summers,I have always wanted to winter in Montana,see if I would take to it,this TX drought is never ending...........good luck

Haymaker---they are doing the same thing up our way!! Hubby and I looked at 20 acres when we first married 11 years ago and the asking price was about $15k......that same property is now worth about $100k!!! These folks come up here, build million dollar homes and are only here for a few weeks outta the year!!!!

FH---I know this is a little off the topic, but did you hear of the multi-million dollar project in the works outside of our little "homeplace"?? Scary to think that good old Deer lodge could be the next Big Sky!

Same down here too
One of our cattle leases was terminated last year so the lady could subdivide it and make tons of money off of brush country.

Back when the Father -in-law first leased this place in 1968, the land area was almost twice the size it is nowadays!! The wealthy outta state land owners have slowly taken piece by piece outta the lease because they make more turning it into "wetlands" and by leasing out fishing rights to other wealthy outta staters (very, very exclusive fishing rights on a blue ribbon trout creek that runs right smack dab in the middle of prime pasture land)!! :cry: :cry:
 
and folks wonder why agriculture is so expensive.
its the people like that and the ones who buy thse huge acreage ranches and lease them for hunting and let the grazing land go to waste.
there are 4 or 5 thousand acre plus, ranches just south of me and can't touch them for grazing cause the owners live up in the city and lease them for hunting

the project. The way I understand it, a fellow out of Florida bought it
and this is his idea. As I understand, the homes will go up around Rock Creek Lake. I've never been to Rock Creek Lake, but if you grew up in
Deer Lodge, EVERY teenager knew where it was, and had been there
more than once. :shock: That will end now.

I did hear the rest of the place would be left as a cattle ranch, tho.

Scary to think of what MAY become of my old, blue-collar, ranching-oriented community!! :cry: My 18 year old has been on one of the many construction crews working on this "community" and says the houses they are putting up are "incredible" and very, very pricey!! This "community" will come with it's own private golf course, athletic club and many shops!!! Outta be interesting to see this little town of loggers, sawmill workers, prison guards and ranchers rubbing elbows with the "rich elite"!! :roll:

Just went into town to get something to fix for dinner and stopped by one of the many realtors in town (they now far outnumber our saloons, churches and even our numerous art galleries) and they are advertising a 7.89 acre site at the base of the Gravelley range...no power, no water, NO HOUSE...just the land....the asking price is $155,000!!!!!! :shock:
Looking like it is getting high time to be going elsewhere!! Sad....

Doesn't this just make ya yearn for the "good old days".....I simply love taking care of one of the old-timers here in the valley who remembers when this valley was RANCHERS ONLY!! No foreigners and everyone still knew everyone and it was very neighbor friendly!! Hate to see any small, rural community lose that!! :(
 
Reading your post, ranchwife, I guess I don't really know what a 'gated community' is. Would you please elaborate, since your son is working on the project.

They will have stores, too, you say? I bet that isn't good news for downtown businesses. Poor little Deer Lodge, it has struggled and struggled with the economy as things continually died on the vine.
There used to be a lot of jobs there but with Anaconda Co. going out,
Cominco going out, Milwaukee Railroad going out, and loggers being hard pressed...it's incredible the economic base Deer Lodge has lost since we moved there in 1975.


I'm suprised at the activity/interest from out-of-state money people
since the prison is right there. That seemed to keep Deer Lodge from growing like some of the other communities, or so I thought.
