I have a very good offer :) for my gravel operation and at this time in my life I'm considering taking the cash and running! 8)

My wife wants to go warmer ( Florida :D ) but I don't like hot :mad: so I am considering a cattlle operation and Tennessee seems to be far enough south and I hear good things about the taxes :evil: :wink: there.

Any sudgestions anyone? :roll:

I would like to run 300 to 500 females ( would consider a little row crop ground but not to much).
 
Land has got pretty pricey in this part of the world. Shop it good and hard!

Hope you got a GOOD offer for you biz cause it's gonna take a ' few' acres to run that many cows.
 
Our absentee neighbor lives in Kentucky and he told me a couple of months ago that he had just paid $8,000 per acre for some farm ground there. Seems higher than most any other place.

On the other hand, you can't eat the money.
 
Can any one tell me about the taxes in Tennessee or Missouri ? the property taxes have tripled in the last three years here in Indiana and they just announced they are going up another 24% next year.

In my travels I have seen good looking cattle in both states.

If anyone knows of a farm / ranch for sale in either state I am probably going to be very serious this fall after the crops are in.

You can get some decent grazing land in south western missouri for a couple thousand bucks. Even cheaper without facilities or away from town. I know one thousand acre deal that joins town for 2G per acre. Decent barn and nice pens. It's closer to the rest of cow country than Tn.
