Land Update

Hadn't heard from the guy who wants to sell us the 40 acres in our pasture.
Husband called him tonight to find out what was going on. Guy told him that he talked to an appraiser and he was told that the land was worth $300 an acre. I had talked a friend that does appraisals, he agreed that what we offered was fair.
Going to ask the guy to sign a letter agreeing to let us have it appraised to find out what it is worth.
The guy did mention that the price he is asking might come down later on. He is suppose to get back to us later on this summer.

One thing is bothering me though. The guy mentioned an easement, but there is none listed.

We have posted a No Tresspassing sign on our gate leading out there.
 
It amazes me constantly how land prices vary from West to here in the East.


Here, 1 acre of any old dirt....will prob. be no less than $5K an acre.....and it can go to $100K or higher, depends on the area.


A friend of mine just bought a ranch in NE and he paid $250/acre for it and was grumpy about it. :roll: :roll: :lol: :lol:

Why would he say something like that?

That sounds like he's trying to jerk your chain so something?

I'm sure you understand your local laws, but in most states the courts WILL grant an ingress/egress easement to a landlocked landowner.

Sounds like your the one that's being a little bit of a shirt about the deal.

$300 per acre? $12,000? My god if things are that tight for you, sound like you've got bigger problems than this 40 acres.

Scratch that "sounds like" in my previous post. You are being an ash.
 
$300/acre... I'd go for it! Land over the fenceline here is selling for $12,000/acre... and there's no water on it, just a lot of wind :lol: .

Good luck, sounds like a great opportunity to expand a little :D .
 
Kola I was thinking the same thing.

nortex you don't know me so why the insult? Go look up the easement trouble post I did in Everything Else forum. then tell me that you don't mind people driving all over your property.
We have caught guys out there without permission, this guy went out there with out letting us know. It is called Tresspassing.

We offered what land locked property is worth. Called 2 different relaters and they gave us the same price range. He wants to sell it as crop land, not as the grass land that it is.
 
I don't guess you understand what I am saying. You are probably right there may not be an easement now, but if he goes to court over it (and Montana may be different, but I doubt it) it is likely((almost CERTAIN) the court will grant him something along the lines of a 15 foot easement to access his property, whether you like it or not.

Then you will have no money and you will HAVE to live with him driving to his property.

Just pay the $300. My god $12,000 are you kidding me?
 
Actually he has to request an easement for a reason. Since the land is not fenced, nor in crop land. There must be an easement already going to the land.

That $12,000 may not seem like a lot to some of you, but to us it is.

Correct. And I want to hunt, or I want to look at birds on MY land is likely all he will have to say.

Back to Kola's statement, she's onto something I believe. Spending $12,000 may be the cheapest way to deal with this guy in the end if you can swing it :wink:

Well, it kinda sounds like he might sell it cheaper to SOMEONE ELSE..


Kinda like a vague , and this may be the wrong word, threat of a sort.

If you see that you GOTTA have it....if it were me...I'd just go ahead and do it.
 
For $300 an acre i could finally realize 'Catttle Baron Status" :lol: :P .No,but in all seriousness,snap it up,You're right $12,000 is $12,000,but it's not what you'd pay anywhere else.If you can put up enough hay to help supplement your operation,it'll pay for itself right quick.Or you may get niehbors driving through your outfit to thier giant mansion :? :o .When you have to lease land like i do,$300 an acre is a steal!Down the road from me,a guy is trying to sale 2.5 acres for $298,000.Should shed some light on your situation.
 
He can't request an easement to hunt. Since he is not running stock on it nor farming it and has not had any use for it for several decades he can not suddenly step up and request an easement. Would seem strange to a judge that he suddenly wants one.
There is no water or electricity.

Now back to the price. Like I said that may not seem like a lot, but we are have been saving to pay off one land debt and paying what he wants will put us back.
It will also interfere with buying a bull this fall and several other things.

I'm afraid you are wrong on this matter. I'd suggest a little more research on your part.

Not trying to take sides.........but he can request an easement to do whatever he wants with his property. Doesn't matter how long it has set empty.

His easement would include rights for installing electricity and/or water.

I have never seen a landlocked landowner not get an easement through a court. It is almost always awarded through the neighbors property that will allow him the shortest and easiest route to a highway or public road.

I can almost guarantee you he will get an easement in a court. Be careful too, because those guys usually get their attorney fees/court costs paid by the opposing party......
