Give that boy a cigar-- He just hit the nail on the head....20-30 years ago when a ranch like that was sold- a consortium of ranchers would buy it up as a grazing district or grazing association- and probably finance thru FHA or some federal financing program to give preference to the actual rancher types...We have several grazing associations like that in our area where 15-20 ranchers each have from 200 to 500-600+ head of grazing rights...
But anymore the incentives don't favor the rancher type and with all the wetland/conservation funding actually favor the hunter group/land investor/tax deferment- write off cash in hand big investor more....
We just had a large ranch sell here a couple years ago- that several ranchers tried to buy with an association/group- but could no way match the Corporate investor that has bought up $25 million worth of land in a few counties in the last 5 years.....
